Mold Remediation Cost in Dubai

There is no flat rate for mold remediation, because two jobs that look similar can be very different once the wall is open. Here is what actually moves the price.

Quick answer

Cost is driven by the size of the affected area, the materials involved (cleanable surfaces vs porous gypsum and insulation that must be removed and replaced), the moisture source and what it takes to correct it, access and containment requirements, and whether the AC system or hidden cavities are part of the job. A small surface clean-up with an easy fix sits at one end; a multi-room job with removal, drying and reconstruction sits at the other. Get a scoped, itemised quote after an inspection — not a number over the phone.

Key takeaways

  • Affected area and material type are the biggest factors.
  • Removing and replacing porous material costs far more than cleaning a surface.
  • Correcting the moisture source (leak repair, AC work) may be a separate cost.
  • Insist on an itemised scope after an inspection, not a phone quote.

What drives the cost

  • Affected area — measured in square metres of growth, plus the clean margin around it.
  • Materials — wiping sealed tile or painted concrete is cheap; cutting out and replacing gypsum, skim, insulation and skirting is not.
  • Moisture source — a serviceable AC drain is minor; chasing a concealed leak or addressing envelope ingress is significant.
  • Access — high ceilings, tight service voids, occupied premises, out-of-hours work.
  • Containment — sheeting, negative-air equipment and HEPA filtration for larger or sensitive jobs.
  • HVAC involvement — duct or coil contamination adds system cleaning and assessment.
  • Reconstruction — re-boarding, skimming, painting, re-tiling to finish.

Costs that are often separate

Remediation removes the growth and corrects what it can, but these are frequently quoted or billed separately: plumbing leak repair, building waterproofing, AC mechanical repairs, and full redecoration. A good scope makes clear what is and is not included.

Reading a quote

  1. Was it based on an actual inspection, or a phone description?
  2. Does it state the affected area, the materials to be removed, and the drying approach?
  3. Does it identify the moisture source and say who is fixing it?
  4. Is containment specified for the scale of the work?
  5. Is there a verification step at the end?
  6. What is explicitly excluded?

Where the money is well spent

The inspection and moisture correction. A cheap job that skips finding the source will fail, and you pay again. Spending on a proper diagnosis and a durable fix is almost always cheaper over two years than repeated cosmetic clean-ups.

Rough ranges, and why they are ranges

Providers in Dubai are reluctant to publish fixed prices, and with reason — the same visible patch can be a two-hour clean or a two-day strip-out depending on what is behind it. As a rough guide to how the scope scales:

  • Small, surface only — a localised mark on a sealed, cleanable surface with an obvious, fixable moisture cause. Cleaning, treatment and advice; the cost is mostly the call-out and labour.
  • Single room, some material removal — affected gypsum cut out and replaced, containment for that room, drying equipment, the moisture source corrected, and making good. Several times the surface-only figure.
  • Multi-room or HVAC-involved — containment across several areas, negative-air and HEPA filtration, duct or coil work, significant material removal, drying and verification, then reconstruction. This is a project, not a visit.

Ask the provider to place your situation in one of these bands after an inspection, and to explain what would move it to the next band.

What is usually quoted separately

Remediation removes the growth and corrects what it reasonably can, but these are commonly billed on their own and it is worth confirming up front: plumbing leak repair; building waterproofing and tanking; AC mechanical repairs (a new drain pan, re-insulating ducts, a condensate pump); full redecoration beyond making good; and specialist testing or clearance sampling. A scope that blurs these together is one to question.

Why the cheapest quote often costs more

A low quote usually achieves the price by skipping the diagnosis — it treats the surface and leaves the moisture source for you to discover when the growth returns. You then pay a second company to do it properly, plus a second redecoration. Over two years, a correctly scoped job with a durable moisture fix is almost always the cheaper route. The money is well spent on the inspection and the source correction; be wary of paying for cosmetic work that has no diagnosis behind it.

A number quoted over the phone without an inspection is a guess. The scope — and therefore the price — is only clear once someone has assessed the moisture and the materials.

Send clear photos of the affected area, any nearby AC vent or plumbing, and signs of condensation or water damage. That helps identify whether the next step is monitoring, repair, HVAC work or a professional mold assessment.
